Size of the affected area
Square footage is the biggest single factor, which is why cost guides quote $10–$30 per square foot. Hidden growth behind drywall or under flooring often makes the real area larger than what you can see.

No two jobs are priced the same. These are the factors a licensed remediator typically weighs.
Square footage is the biggest single factor, which is why cost guides quote $10–$30 per square foot. Hidden growth behind drywall or under flooring often makes the real area larger than what you can see.
A bathroom wall is simpler than an attic, crawl space or HVAC system. Attic mold means working around trusses and insulation, and AC and HVAC mold can involve the air handler and ductwork, which typically runs $3,000–$10,000.
EPA’s mold guide warns, “If you clean up the mold, but don’t fix the water problem, then, most likely, the mold problem will come back.” A roof leak, plumbing leak or AC condensate problem may need a separate plumber, roofer or HVAC contractor.
Larger jobs typically need plastic sheeting, zipper doors, negative air pressure, air scrubbers and dehumidifiers. More rooms and longer drying times add cost.
An assessment before the work and clearance testing after it are often separate line items. Fixr puts inspections at $450–$800, plus $60–$80 per extra sample. See mold inspection and testing.
Removing moldy drywall, insulation, baseboards or cabinets leaves a gap to rebuild. Some remediation quotes stop at removal and cleaning, so ask whether drywall, paint and trim are included.
Using typical national ranges. Your quote may differ.
$500–$1,500. For example, one bathroom wall or the area under a sink after a slow leak.
$1,000–$6,000. For example, the lower walls of one room after a burst supply line.
$5,000–$15,000. For example, several rooms after a storm or a long-running roof leak.
$10,000–$30,000. Whole-house jobs, such as after flooding or surge water.
Under about 10 square feet? EPA’s mold guide says homeowners can usually handle a moldy area “less than about 10 square feet” (roughly 3 ft by 3 ft) themselves. Florida Statutes s. 468.8411 defines licensed mold assessment and remediation as work on growth “greater than 10 square feet.” This is general information, not legal advice. Read the 10 sq ft rule explained.

Typical national ranges from cost guides run about $10–$30 per square foot of affected area. This Old House lists $10–$25 with an average near $18, and Fixr lists $10–$30. Small jobs can cost more per square foot because setup, containment and equipment have fixed costs. A licensed pro’s on-site assessment sets your actual price.
Fixr puts a typical mold inspection at $450–$800, with a national average of about $500 and extra samples at $60–$80 each. Clever Real Estate lists a Florida average of about $739. Price depends on home size, how many samples are taken and whether a written report is included. Ask each licensed assessor for an itemized quote.
Not always. This Old House notes that remediation quotes may not include the inspection or clearance testing. Because Florida’s 12-month rule typically keeps the assessor and the remediator as separate companies, testing is often quoted separately. Ask each company what is included, and budget for an assessment before the work and clearance testing after it.
Typical national ranges put attic mold work at about $1,000–$9,000, depending on how much roof decking and insulation is affected. Mold work on an HVAC system and ducts typically runs $3,000–$10,000. These are cost-guide estimates, not quotes. See our attic mold and AC and HVAC mold pages for more.
Quotes reflect the size of the affected area, where the mold is, how much material must be removed, the containment needed, whether testing is included and whether rebuild work is part of the price. Two quotes can also define the job differently. Compare scope line by line, and ask every company for its Florida license number.
Lee County’s substantial damage cost package for unincorporated Lee County says, “Demolition does not refer to post event clean up or mold remediation.” Drywall and insulation replacement are listed as costs that count toward the 50% review. Rules differ by city, so check with your local building department. This is general information, not legal advice.
